There are inherent advantages to building under controlled conditions by applying the efficiencies of factory production to on-site construction. Vela’s modular building system (Modula) is a solid walled rapid building system, requiring low skill labour for construction.
The modular building system enables the contractor to achieve a high quality permanent house or building at a relatively low cost.

The Vela Modula Panel
Vela’s modular building system (Modula) is based on the internationally recognized Structurally Insulated Panel Systems (SIPs). The differentiating factor between the international SIPs system and the Vela Modula panel is that Vela has introduced a steel frame into the panel to enhance the structural integrity of the product.
The Vela Modula panels are also 1.2m in width x 110mm thick x 2.4 or 2.7m high which enables the panels to be easily man-handled, therefore no need for cranes on site. Vela’s modular building system is intended for use in single and double storey applications for both temporary and permanent houses, schools or clinics.
The Modula panel is a composite Structurally Insulated Panel (SIP) with two external skins comprising of board and structural plaster and an internal core of polyurethane. Plumbing and electrical conduits are prefixed into the composite panels, so no need for chasing on site.
Vela SBS’s Modular System
- Structurally Insulated Panel (SIPs) are thermally efficient
- Panels comprise of fire rated Magnesium Oxide outer boards with a solid polyurethane inner core

Foundations
- Light concrete raft foundation or Vela’s steel beams on plinths with board (concrete screed optional)
- A bottom track is fixed to the foundation with anchor bolts
Modula Building Process
- Construct a light concrete raft foundation or erect Vela’s steel floor beams on plinths with a floor-board surface (concrete screed optional)
- A bottom track is fixed to the foundation with anchor bolts
- Three men carry one panel and slot it over the pre-fixed bottom track
- One panel slots into the next by means of a male-female connection detail
- All joints are screw fixed to secure the panels
- Roof structure, including roof tiles or sheeting is fitted. Ceilings are fixed in place
- Walls are coated with a structural plaster, giving the building a conventional look & feel
